The Refi Surge Is Over: Applications Hit Their Lowest Since 2025. Here's the One Number That Says If You're Still Next.

Updated October 11: refinance applications are 56% below a year ago and at their lowest level since 2025, with the MBA's 30-year rate at 7.49% and Freddie Mac's at 7.40%. The break-even math still decides it: closing costs divided by monthly savings. Here is how to know if a refi still pays for you.

Update, October 11, 2026: The surge reversed. Refinance applications fell 8% in the week ending October 2 and ran 56% below the same week a year ago, the lowest level since 2025, according to the Mortgage Bankers Association. Its 30-year rate hit 7.49%, and Freddie Mac's average reached 7.40% on October 8, the highest since November 2023. "Very few homeowners have an incentive to refinance at these rates," said MBA deputy chief economist Joel Kan. The example below now uses today's rates. For most people the answer has flipped to no.

If you bought your home when rates were near 8%, you're one of the few people who should still be doing refinance arithmetic. Everyone else can stop: 30-year mortgage rates have climbed from the mid-6s in June back above 7.4%. The only question that matters is whether the math works for your loan, and there is still one number that tells you.

Here is what happened. In early June the Mortgage Bankers Association reported refinance applications up 15% in a single week and 20% from a year earlier, with refinances at 40.2% of all applications and the MBA's 30-year conforming rate at 6.60%. Then rates climbed. For the week ending October 2, the MBA's 30-year rate was 7.49% with 0.84 points, FHA loans were at 7.14%, and 15-year loans at 6.71%. Refinance applications fell to the lowest level since 2025, and refinances slipped to 37.0% of applications. Lenders also tightened up: the MBA's credit availability index fell in September as lenders cut back on cash-out refinances, National Mortgage News reported.

Refinance applications are 56% below a year ago and at their lowest level since 2025 (Mortgage Bankers Association, week ending October 2, 2026).

A refinance replaces your current mortgage with a new one at today's rate. It is not free: you pay closing costs again, usually a few thousand dollars rolled into the loan or paid up front. So the question is never just "is my new rate lower." It is "how long until the monthly savings pay back the cost." That is your break-even, and it is the whole decision.

Run it. Freddie Mac's weekly average peaked at 7.79% on October 26, 2023, and it was 7.40% on October 8. Say you locked $300,000 right at that peak and refinance to 7.40%. Your payment drops from about $2,158 a month to about $2,077, a saving of roughly $80. If the refi costs $4,500, you break even in about 56 months, close to five years. Now say you're at 8% on the same balance: the saving is about $124 a month and the break-even about 36 months. Stay in the house past that and every month after is pure savings. Sell or move before it, and you lost money doing the deal. The bigger your rate drop, the faster the break-even, which is why a borrower at 8% has a case right now and a borrower at 7.25% does not.

So here is the move this week if your rate is near 8% or higher. Pull your current rate and balance off your latest statement. Get quotes from two or three lenders on the same day, because rates and fees both move, and compare the all-in closing cost, not just the headline rate. Compare options on our best mortgage lenders page, then run your real numbers through the mortgage calculator to find your break-even. If you will clearly be in the home past that point, lock it. If your rate is under 7.5%, the move is to wait: set a rate alert with a lender and rerun the math when the weekly average drops.

One thing lenders will not tell you: refinancing resets your loan clock. Roll a 7-year-old mortgage into a fresh 30-year and you can lower the payment while paying more total interest. If the goal is to get out of debt faster, ask about a shorter term or keep making your old payment on the new lower rate.

Frequently asked questions

Are a lot of people refinancing their mortgage right now?

No. The Mortgage Bankers Association's survey for the week ending October 2, 2026 showed refinance applications down 8% in a week and 56% below the same week a year earlier, the lowest level since 2025. Refinances were 37.0% of all applications. In early June the picture was the opposite: refinance applications were up 20% from a year earlier and made up 40.2% of applications.

What are mortgage rates now compared with June?

Much higher. The MBA's average 30-year conforming rate was 7.49% with 0.84 points for the week ending October 2, up from 6.60% in early June. Freddie Mac's 30-year average was 7.40% on October 8, 2026, up from 6.30% a year earlier and the highest weekly reading since November 2023.

Who can still save by refinancing?

Mostly borrowers whose current rate is well above 7.40%. Freddie Mac's weekly average peaked at 7.79% on October 26, 2023, so even someone who locked at that peak is only about 0.4 points above today's average. On a $300,000 balance that saves about $80 a month, and $4,500 in closing costs takes about 56 months to recover. Borrowers carrying 8% or more have a stronger case.

How do I know if refinancing is worth it?

Calculate your break-even: divide your total closing costs by your monthly payment savings to get the number of months it takes to recoup the cost. If you will stay in the home well past that point, a refi likely pays. If you might move sooner, it does not.
